Our plans have now been registered and are available to be viewed and commented on. To do this, visit Bristol City Council’s planning portal and search for planning reference 23/03791/F. Over the coming months the public will be able to view and comment on the application, as will planning officers and statutory consultees. We hope it will be in a position to be determined next summer.
In summary:
- The scheme remains two low-rise, tree lined streets made up of 106 homes; a mix of 3 and 4 bed houses and 1, 2 and 3 bed flats.
- Liveable Neighbourhood principles were pushed hard in the feedback (prioritising pedestrians, bikes and play over cars) and this is something we’ve very much tried to champion.
- In line with the general consensus, we’ve kept parking roughly at the same level but redistributed it. Future residents will not be eligible to apply for the local RPZ. All the three bed houses and flats now have one space, most of the four bed homes now only have one space, a car club has been introduced to cater primarily for the one bed flats, none of which have parking.
- The low-rise scheme does mean we will lose many of the current trees, but these will be replaced. No high value trees will be lost and the scheme will improve tree cover, quality and biodiversity value. The replanting plan includes trees picked because of their biodiversity value and contribution to place. We’ve spent a lot of time talking with community representatives about this.
- The scheme will deliver a 21.4% biodiversity net gain through the tree planting, open space, green roofs and initiatives such as bird and bat boxes, swift bricks and hedgehog holes.
- Local services in Bristol and BS3 remain a concern. We have limited influence on this, however, this scheme will deliver CIL and S106 with contributions going to schools, roads, play space etc.
- A Construction Management Plan is being produced and will be shared here when ready. We have committed to consulting on this with your councillors and the local school.
